A considered approach to selling

Successful sales are rarely the result of a single decision. They are shaped by pricing, positioning, timing and an understanding of the market. Drawing on decades of local insight, Hawes & Co helps homeowners navigate these decisions with confidence.

Our principles in practice

Frequently asked questions about selling

How much is my property worth?

The value of your property will depend on several factors, including its location, condition, size, layout and current market demand. While online estimates can provide a useful guide, an accurate valuation should take into account recent sales, local buyer activity and the unique features of your home.

At Hawes & Co, our experienced local valuers combine in-depth market knowledge with real-time insight to provide a realistic and evidence-based valuation, helping you understand what your property could achieve in today's market.

What should I do before putting my home on the market?

Before marketing your property, it's worth taking time to address any minor repairs, declutter key living spaces and gather important documents such as warranties, planning permissions and EPC information. First impressions matter, and presenting your home well can help attract more interest from potential buyers.

Our team will guide you through the preparation process and advise on any steps that could help maximise your property's appeal.

How much will it cost to sell my property?

In addition to estate agency fees, sellers should budget for conveyancing costs and, in some circumstances, Capital Gains Tax. The exact cost will depend on your individual circumstances and the services you require.

During your valuation, we'll explain all expected costs clearly so you can proceed with confidence and avoid any surprises further down the line.

How long will it take to complete my sale?

Every move is unique, but the time from accepting an offer to completion is typically influenced by factors such as the length of the chain, mortgage approvals and legal processes.

Our experienced team works closely with buyers, solicitors and other agents to help keep your transaction progressing smoothly and minimise unnecessary delays.

What happens after I accept an offer?

Once you have accepted an offer, the property is usually marked as sold subject to contract and the legal process begins. Your solicitor or conveyancer will prepare the necessary paperwork, while the buyer arranges any mortgage requirements and surveys.

Throughout this stage, Hawes & Co will work closely with all parties involved, providing updates, helping to resolve any issues and keeping the sale progressing towards exchange of contracts and completion. The aim is to ensure your move proceeds as smoothly and efficiently as possible.

What is conveyancing?

Conveyancing is the legal process of transferring ownership of a property from one party to another. It is carried out by a solicitor or licensed conveyancer and includes preparing contracts, conducting legal checks and handling the exchange of funds.

Choosing an experienced conveyancer can help ensure your transaction progresses as efficiently as possible.

When is the sale legally binding?

A property sale becomes legally binding when contracts have been exchanged by both parties. Until that point, either party can withdraw from the transaction without legal obligation.

Once contracts are exchanged, a completion date is agreed and both parties are committed to the sale.

Do I have to pay Capital Gains Tax?

Capital Gains Tax may apply when selling a property that is not your main residence, such as a buy-to-let property or second home. Whether tax is payable will depend on your individual circumstances and any available allowances.

We recommend seeking advice from a qualified tax adviser or accountant if you are unsure about your position.
