Before tenancy

Provide free valuation and suggest areas of improvement to maximise income
Prepare full colour property details, internal and external images
Upload your property to our website and major property websites including Rightmove and Zoopla
Arranging and accompanying viewings
Full tenant referencing including detailed credit, employment and previous landlord reference checks*
Advise on issues of compliance
Collection of Security Deposit in accordance with the government approved deposit Protection Scheme.
Collect first months (cleared funds) rent in advance
Provide tenant with details for future payments

During tenancy

Payments by BACS once cleared funds are received from tenant avoiding delays
Rent arrears management
Collect rent on a monthly basis, held in a protected Client Account
Provide detailed HMRC compliant monthly statements
Negotiate renewal at end of fixed term and advise on annual rent increase
Arrange annual gas safety check
Advise tenants on utility suppliers
Provide tenants with basic household/housekeeping advice
Conduct annual property visits when required and provide detailed condition report
Arrange and manage all repairs, maintenance and remedial and emergency work through our approved panel of contractors.
Right to Rent re-qualication
Arrangement fee for additional works outside the normal management agreement

After tenancy

Arrange an end of tenancy inspection and negotiate any dilapidation issues which arise
Service of legal section 21 notices
