Additional charges
Tenancy Compliance & Setup Fee: £480 (Inc VAT) *
Our tenancy compliance and set up fee includes the following services.
- Cost of tenant referencing
- Service of current Government How to Rent Guide on tenant
- Preparation of the legal tenancy agreement between the parties
- Preparation and service of the tenancy deposit prescribed information
- Checking and testing the smoke alarm on the start date of the tenancy
- Registering the tenancy deposit with the tenancy deposit scheme (first year only)
- Provide guidance on compliance with statutory provisions and letting consents
- Service of Section 21 notice
Deposit Registration Fee: £60 + VAT (£72) charged annually*
- Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy.
Periodic inspections & Additional property visits: £42 (Inc VAT) *
- Periodic Inspection to give a general overview on the property. To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit.
Submission of non-resident landlords’ receipts to HMRC £60 (Inc VAT) quarterly*
- To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC.
Preparation of renewal Tenancy agreement £120 (Inc VAT) *
- Contract negotiations, amending and updating terms and arranging a further tenancy agreement.
Court Attendance £60 (Inc VAT) per hour
- Where required, attending Court as Agent for Landlord.
Tenancy Renewal Fee
- The same service level fee percentage as agreed at the commencement of the tenancy will continue to be charged for the duration of the renewal period at the same intervals.
Land Registry Fee £24 Inc VAT*
- Verifying the legal ownership of the property.

- Gas safety inspection and boiler service combined £144 (Inc VAT)

- Portable Appliance Test £84 (Inc VAT)
- Energy Performance Certificate £144 (Inc VAT)
- Call out/Installation and initial test cost £60.00 (Inc VAT) per property.
- Smoke / Carbon Monoxide detectors - £30.00 (Inc VAT) each.
- Replacement battery (standard life) and test on existing smoke detector £6.00 (Inc VAT) each, plus initial callout cost as above.
- Legionella Risk Assessment in accordance with current legislation and HSE ACOP L8 at the cost of £144.00 (Inc VAT)
Repairs/Maintenance and Inspections Fees
- A supervisory fee of 18% (Inc VAT) of the overall cost of any work, repairs, maintenance and inspections (Including Inventory services) will be charged to the contractor (or sub-contractor) or service company.

The standard fees are based on following: (Max size 2000sqft – larger properties POA. All properties include garden and garage)
2 bed: 2 bedrooms, 1 reception, kitchen, 2 bathrooms
3 bed: 3 bedrooms, 2 receptions, kitchen, 2 bathrooms
4 bed: 4 bedrooms, 2 receptions, kitchen, 2 bathrooms
5 bed: 5 bedrooms, 2 receptions, kitchen, 3 bathrooms
Properties with additional rooms will incur additional charge of £18 Inc VAT
Cancellations must be notified not less than 24 hours prior to appointment date. A £50 charge is incurred if less notice is given.
Heavily furnished property and properties left in poor condition at check out requiring additional time will incur additional charges.
