Originally part of Surrey, Surbiton became part of Greater London in 1965, blending its historic roots with modern urban living. The area is renowned for its grand 19th-century townhouses, Art Deco courts, and contemporary residential blocks, creating a diverse architectural landscape that appeals to a wide range of residents.
Surbiton’s development began in the 1840s, transforming from a rural village into a bustling suburban hub. Its excellent transport links fostered its evolution, with links to London that appeal to commuters, and riverside views of the Thames.
Surbiton has a lot to offer and attracts a range of buyers. And for a pleasant pub experience, The Grove is a favourite among locals. A family-friendly and dog-friendly pub and restaurant, it’s a great place to enjoy a few drinks, dine out and watch live sporting events. There are a number of well-regarded primary and secondary schools both in and around Surbiton.
Top-ranking primary schools include Alexandra Primary School, Bishop Perrin Church of England Primary, and Burlington Infant and Nursery School, all of which received Outstanding status in their most recent Ofsted inspections.
In terms of higher education, there are a number of high-ranking institutions to choose from throughout the capital, including the nearby Kingston University and the University of Roehampton.
Over the past year, Rightmove stats estimated the average house price in Surbiton was £570,682. Flats were the most commonly sold property type, with an average selling price of £393,442. Semi-detached homes averaged £771,927, while terraced houses sold for around £654,629.
Overall, property prices in Surbiton have seen a decline, with last year's figures showing a 10% drop compared to the previous year and an 8% decrease from the peak of £620,560 in 2022.
